Bei der Wohnung handelt es sich um eine modern und hochwertig eingerichtete 2 ZKB Wohnung mit 70 m² im Zentrum von Wiesbaden Biebrich. Ich vermiete die Wohnung vollmöbliert. Highlight ist der etwa 40 m² große Raum mit offenem Küchen, Ess- und Wohnzimmerbereich und Zugang zum Balkon. Die Wohnung ist ideal für eine Person oder ein Paar.

Zustand:
Die Wohnung habe ich vor 2 Jahren komplett kernsaniert und sie ist in sehr gutem Zustand. So gut wie alles wurde neu gemacht. Fenster, Böden, Elektrik, Heizkörper, Bad, Küche, Mobiliar, etc.

Lage:
Sowohl, der Schlosspark, das Rheinufer, Ärzte, Apotheken, Cafés, Supermärkte und andere Dinge des regelmäßigen Bedarfs sind nur wenige Gehminuten entfernt. Mehrere Bushaltestellen befinden sich nur wenige Meter um die Wohnung herum. Zu den nächsten Bahnhöfen "Wiesbaden Ost" und "Wiesbaden Biebrich" sind es jeweils ca. 10 min zu Fuß. Die nächste Autobahnauffahrt ist nur 3 Minuten mit dem Auto entfernt.
Der Balkon ist nach Osten ausgerichtet. Morgens und Mittags ist dort also Sonne. Das Schlafzimmer ist zum Innenhof ausgerichtet und sehr ruhig. Die Nachbarschaft ist ebenfalls sehr ruhig.

Ausstattung:
Einbauküche mit Granit-Arbeitsplatte, Einbauschrank mit viel Stauraum, Bett (160x200), Büro-Ecke mit höhenverstellbarem Schreibtisch, großes Ledersofa, Esszimmertisch aus Echtholz, Bar-Ecke, Loungesessel, Balkonmobiliar. Details zum Mobiliar und Ausstattung können wir dann gerne persönlich besprechen.

Parkmöglichkeiten:
Im Umkreis um die Wohnung kann man kostenlos auf der Straße parken, jedoch kann es mitunter länger dauern bis man einen Parkplatz findet.

Sonstiges:
Putzservice des Treppenhauses ist in der Miete enthalten. Das Haus verfügt über eine Waschküche mit Trockenraum. Eine Waschmaschine von Bosch ist inkl. in der Miete. Ein Kellerraum ist nicht mit dabei.

The flat is a modern and high-quality furnished 2 room flat with 70 m² in the centre of Wiesbaden Biebrich. I rent the flat fully furnished. The highlight is the approximately 40 m² large room with an open-plan kitchen, dining and living room area and access to the balcony. The flat is ideal for one person or a couple.

Condition:
I completely refurbished the flat 2 years ago and it is in very good condition. Almost everything has been redone. Windows, floors, electrics, radiators, bathroom, kitchen, furniture, etc.

Location:
Both, the Schlosspark, the Rhine, doctors, pharmacies, cafés, supermarkets and other necessities are only a few minutes' walk away. There are several bus stops just a few metres from the flat. The nearest railway stations "Wiesbaden Ost" and "Wiesbaden Biebrich" are both approx. 10 minutes' walk away. The nearest motorway entrance is only 3 minutes away by car.
The balcony faces east. So there is sun in the morning and at midday. The bedroom faces the inner courtyard and is very quiet. The neighbourhood is also very quiet.

Fitted kitchen with granite worktop, built-in wardrobe with plenty of storage space, bed (160x200), office corner with height-adjustable desk, large leather sofa, dining room table made of real wood, bar corner, lounge chair, balcony furniture. You can park for free on the street in the area around the flat, but it can sometimes take longer to find a parking space.

Stairwell cleaning service are included in the rent. The house has a laundry room with drying area. A modern Bosch washing machine is included in the rent. A cellar room is not included.
