Unfurnished Long Term Room with Anmeldung in Friedrichshain

The flat was completely refurbished in the Spring of 2020, so it is very modern, clean anwell-furnisheded. The flat is fully furnished right now but it was rented in 2020 completely unfurnished (so there will be some money that needs to be given for a share of the furnitures). In the last few years I bought all the necessary furniture and equipment to make the house liveable, and invested several thousands € in the home.

These include, for example:

- Washing machine, dishwasher, refrigerator, microwave, GardenHaus, Garden Whirlpool and much more
A large, spacious kitchen (approx. 20 square meters) with living and dinareasarea is used together.
the house have a garden also, about 30 square meters, furnish with a 6x2 mt gardenhouse with whirlpool.

It is a bathroom - with a separate shower and bathtub (15 square meters).

Then there are 2 rooms. The one to be rented has a size of approx. 27m² which is completely sufficient as can be seen in the photos.

The room will be completely unfinished as my housemate will take his furniture with him.

The location is in Friedrichshain and very well located

- 10 minutes Tram M5-M6-M8 to Alexanderplatz
- 10 minutes Tram to Wachauerstraße o Prenzlauer Berg by M10
- 5 min walk from S41/S42 Ringbahn

Tram and s-bahn stations can be reached on foot in under 5 minutes.

There are restaurants and snack bars everywhere. A Post Office and 2 Hairdressers are just across the road. From the pizzeria to a number of kebab shops and shawarma shops to Persian restaurants, there is really everything here.

Volkspark FriedrichShain is just 5 minutes walk away, I also usually go to exercise from time to time. Therefore I would like to mention that FitX is about 8 minutes away by walk as 2 Rewe, a DM, an Aldi and a Netto, all 5 minutes walk from the flat.

I'm a 34-year-old Italian guy working as a Business Development Executive for a Tech Company in Berlin. I'm adaptable and open-minded when it comes to navigating different situations in our apartment, whether it's maintaining order or hosting friends. As the agreement is signed directly with the agency and is not attached to my contract, before applying you will have to match the following requirements:

- net income at least € 1,900 / month netto
- detailed Schufa (jetzt beantragen) information (not older than 3 months )
- certificate of absence of rental debts from the previous landlord

- Warm rent 570€ + 80€ (internet, electricity, radio and insurance)
- Deposit 1140€
- For the existing forniture 1280€ (Bathroom, kitchen corridor and garden)

The contract will expire on the 31st of January 2025 and will be renewed for another 3+2 years
